#3 – Create a “Town Square”
Project
Create a “Town Square” in the Burt/Fenkell/Post Office area as a central, visible renewal area for Brightmoor to include:
- 130 units of dense, mixed income housing (condo, brownstone, rental and owner occupied)
- public gathering space
- revitalization planning center; community meeting/office space for Northwest Detroit Neighborhood Development (NDND), Midwest Management Company, Brightmoor Alliance, Development Centers, Inc, University outreach, Workforce Training Center and Entrepreneurial Institute
- at least 100,000 square feet of retail/commercial space
- safe and walk-able environment
Plans
Obtain land control; secure financing from multiple investors from private and public sources; utilize the best ideas and plans previously completed by Architects and University studies; implement best design plan in phases over a three year period of time; implement Workforce Training courses and Entrepreneurial Institute; attract new residents and commercial tenants
Partnerships
Northwest Detroit Neighborhood Development (NDND) is the CHDO for the Brightmoor area that sponsored the studies and planning effort. The Brightmoor Alliance and the community residents in general were involved in the process to identify needs and wants from each of the study groups. City, State and County have shown interest.
Investment Opportunity
Projected cost of $35 Million starts with funding a market study ($25,000) that could accurately project income needed to sustain the project and potential buying power of the community. Land acquisition and control is critical and attracting interested investors with multiple sources of financing.
